Market Update - A Local Perspective

 

   

New Castle County, DE

New Castle County  experienced a 13.5% decrease in the number of sold homes for the first ten months of 2022 compared to 2021, and an 12.3% increase in the median sales price from $285,000 to $320,000. The number of homes that went under contract in the 1st ten months of 2022 decreased 19.2% from 2021.

 

Kent County, DE

For the 1st ten months of 2022, Kent County experienced a 9.6% decrease in the number of sold homes compared to 2021, and a 8.9% increase in the median sales price from $280,000 to $305,000. The number of homes that went under contract in the first ten months of 2022 decreased 13.9% from 2021.

 

Sussex County, DE

For the first ten months of 2022, Sussex County experienced an 16.2% decrease in the number of sold homes compared to 2021, and a 16.4% increase in the median sales price from $365,000 to $425,000. The number of homes that went under contract in the 1st ten months of 2022 decreased 26.2% from 2021.

 

Southern Chester County, PA

Southern Chester County  experienced a 19.3% decrease in the number of sold homes for the first ten months of 2022 compared to 2021, and a 13.6% increase in the median sales price from $455,450 to $517,560. The number of homes that went under contract in the 1st ten months of 2022 decreased 28.4% from 2021.

 

Cecil County, MD

For the 1st ten months of 2022, Cecil County experienced a 12.5% decrease in the number of sold homes compared to 2021, and an 7.0% increase in the median sales price from $285,000 to $305,087. The number of homes that went under contract in the first ten months of 2022 decreased 22.3% from 2021.
